What Difference is there between a Property Finder and an Estate Agent?

There are many estate agents in the Javea and Moraira areas and you will find that many properties feature in most estate agents windows.  We as property finders work closely with the reputable estate agents in these areas but we are acting solely for you, the buyer so we are able to find you the right property from a huge selection.  We are able to give you honest advice and negotiate the best deal possible on your behalf.  We also give you a valued customer bonus (see below).

Is now the best time to purchase a property?

In 2008 the area has seen property prices drop by up to 37% with some of this due to overpriced property for sale but also to the downturn in the economy!


In 2011 prices dropped a further 6.8% in the region making property prices the lowest they have been since 2005.

 

Now is an excellent time to grab a bargain – prices are the lowest they have been for over 2 years and the Pound is now strengthening against the Euro making it cheaper to purchase.

 

This area of the Costa Blanca is known as the “Jewel in the Crown” and according to the World Health Organization, one of the healthiest climates in the World.  Shrewd investors have already taken advantage and bought themselves great properties that will only increase in value once this economic downturn is over.  In the meantime they are able to make a handsome return on their investment by the ever increasing holiday rental market.

 

There are certainly some bargains to be had and we do have a good selection of distressed sale properties where the owner’s circumstances necessitate a quick sale so the price is reflected a lot lower to achieve this. 

 

 

What Does Your Service Cost Me?

Our service costs you nothing as any fee that we may receive comes directly from the Vendor’s Agent. 

Are there any Official Documents I Need Prior to Purchasing a Property in Spain?

You will need to obtain a NIE number, sometimes referred to as a NIF number. This is an identity number for Foreigners (Número de Identificación de Extranjeros).   This can be quite an ordeal but we are able to provide the service of obtaining your number requiring you to attend for a minimum time thus avoiding all the queuing and then collecting your paperwork on your behalf.

If you want to obtain the numbers yourself you will need to go to Denia Police Station and queue on a Friday morning to get a number (you will need to have a copy of your Passport available). You will then be given an allocated slot (usually the following week) where you attend with a completed form and 2 photocopies + a couple of passport size photos and your original passports for proof of your identity.  It is advisable to apply for your NIE number as soon as you decide to start looking for a property.

What Additional Costs are Incurred on Purchasing a Property?

Costs involved on the purchase of your property are 7% Stamp Duty I.V.A. (VAT) on whatever is shown on your Escritura (Title Deeds).  Then you will pay a 1% Notary fee and a 1% Registry fee + approximately 1% for Legal representation.  If you allow 10% on top of the declared value of the property this should cover all costs involved.

Also, take into account, when purchasing with a mortgage that most banks charge a 1% opening fee and you will then be required to cover costs for registry and notary.  This could in effect be another 3% on top of the declared value.
